Does AI Recommend Real Estate Agencies in Dubai and How?

AI engines do recommend Dubai real estate agencies by name, and the list changes with every question.

The Short Version

Ask Google AI Mode, ChatGPT, or Gemini which real estate agency to use in Dubai and each one returns a shortlist of named firms, with ratings and specialities. We tested five buyer questions across all three engines on 27 August 2026. Every answer named specific real estate agencies. The lists rarely matched each other. Each engine built its answer from Google Business Profiles, third-party best-of articles, and property portals, not from their own websites. Real estate agencies with recent Google reviews, a complete business profile, a real office address, and coverage in the articles each engine trusts showed up most often.

Buyers used to open Bayut or call three real estate agencies. Now many of them open ChatGPT or Google’s AI first and ask which real estate agency to use. The engine gives them a shortlist in seconds. If your real estate agency is on that list, you get the call. If it is not, you never enter the conversation. So the question is simple. When someone asks AI which Dubai real estate agency to trust, does your name come up?

We asked AI which Dubai real estate agency to use. Here is what came back.

We wrote down five questions a real buyer would ask. Best real estate agencies in Dubai. Which real estate agency to use to buy an apartment. Best agent for buying in Dubai Marina. Top brokers for off-plan property. Which real estate agency can help me rent after relocating. We ran each question once on Google AI Mode, once on ChatGPT with web search on, and once on Gemini, from a UAE location, signed out, on 27 August 2026.

Every single answer named specific real estate agencies. Not categories. Not “look on a portal”. Names, usually five to ten of them, most with a Google star rating and a one-line speciality attached. Here is how the three engines answered the plain question, best real estate agencies in Dubai.

EngineReal estate agencies it named (top of the list)Main source it leaned on
Google AI ModeD&B Properties, White & Co, Provident Real Estate, Dacha Real Estate, Homes 4 Life, Harbor Real EstateGoogle Business Profiles

GeminiBetterhomes, fäm Properties, Driven Properties, Allsopp & Allsopp, Provident Real EstateGoodfirms plus Google Business Profiles

Three engines, one question, and only one real estate agency (Provident Real Estate) appears on all three lists. That is the pattern that repeats through every test we ran.

The shortlist changes when the question changes.

Stay on one engine and only change the wording of the question. The list still moves. On Google AI Mode, asking about buying an apartment led with haus & haus, Espace, fäm Properties, and D&B Properties. Asking about off-plan property led with Driven Properties, H&S Real Estate, D&B Properties, Provident, and fäm Properties. Asking as someone relocating to rent put the portals, Bayut and Property Finder, first, and only then named fäm Properties, Driven, and Espace.

One question broke the pattern. For Dubai Marina, all three engines put Dacha Real Estate first. Each one gave the same reason: Dacha has a physical office in Marina Plaza, it has been there since 2004, and it has a long Google review record for that area. A real address in the area plus reviews for the area beat a bigger brand name.

The three engines do not agree with each other.

For the plain question about the best real estate agencies in Dubai, the only name common to all three engines was Provident Real Estate. Google AI Mode was the outlier. It surfaced D&B Properties, Dacha, Harbor, and Homes 4 Life, names that barely appeared on ChatGPT or Gemini. ChatGPT and Gemini both centred on haus & haus, Betterhomes, fäm Properties, Allsopp & Allsopp, and Driven Properties.

Some agreement showed up on narrower questions. For off-plan property, fäm Properties and Driven Properties appeared on all three. For Dubai Marina, all three led with Dacha. But the headline is clear. There is no single “AI result” to optimise for. Your real estate agency is being judged by three different systems that read three different sources and reach three different answers.

Gemini off-plan broker answer for Dubai listing developer partnerships for each real estate agency

Where the engines got their answers.

Google Business Profile did the heavy lifting. Star rating, review count, office address, opening hours, and the call and directions buttons were pulled straight into the answers on Google AI Mode and Gemini. Third-party best-of articles supplied the rankings the engines then repeated. Google AI Mode cited toprealtors.ae. Gemini cited Goodfirms. ChatGPT leaned on a single 2026 “best agencies” ranking article across four of the five questions.

Property portals fed both data and destinations. ChatGPT quoted Property Finder “SuperAgent” listings and named individual brokers by name. For rental questions, every engine pointed users to Bayut and Property Finder before naming a real estate agency. Developer pages mattered for off-plan. ChatGPT cited Bayut’s “Off-plan Specialist Agency of the Year” award, and Gemini listed each firm’s developer partnerships. Across all of it, a real estate agency’s own website was almost never quoted.

Fixing the sources AI reads is work we have done and documented. Our case study shows how rebuilding a client’s structured data, business profile, and citations changed what AI engines said about the brand. Read the worked example on the LakshMark case study page.

What makes a real estate agency show up.

The real estate agencies that appeared most often shared the same signals. Recent Google review activity, not just a large lifetime count. A complete, correctly categorised Google Business Profile with a real office address that matches everywhere it is listed. A place in the best-of articles each engine trusts. SuperAgent or verified status on Bayut and Property Finder. Named developer partnerships and awards for off-plan questions. Dedicated pages for the areas they serve, so a question about Dubai Marina or JVC has something to match.

Underneath all of it sits structured data. Your website needs to state your name, your location, and your services in a form a machine can read without guessing. That is what lets an engine connect your business profile, your reviews, and your service pages into one entity it can cite with confidence.

Key takeaways

01 · AI already names real estate agencies. It just might not name yours.

Every engine returned a specific shortlist for every question we asked. Google AI Mode listed five to ten firms with ratings. ChatGPT and Gemini did the same. None of them stayed generic or refused to answer.

02 · The list is unstable. Phrasing and engine both move it.

For the best real estate agencies question, Google AI Mode named D&B, Dacha, Provident, and Harbor. ChatGPT and Gemini named haus & haus, Betterhomes, fäm Properties, and Allsopp & Allsopp. Provident was the only name common to all three.

03 · Your sources rank you, not your website.

Google Business Profiles, best-of articles like toprealtors.ae and Goodfirms, portals like Bayut and Property Finder, and developer award pages fed the answers. Real estate agency websites were rarely cited by any engine.

What this post does not claim

This is one snapshot. We ran five questions on three engines on 27 August 2026, from a UAE location, signed out. AI engines personalise by account, history, and device, and they update their models often. A different day, a different phrasing, or a signed-in session can return a different list. We did not test every engine, and we did not test every question a buyer might ask. The real estate agency names in this post are what appeared on that date and will change. Treat the patterns as durable and the specific rankings as a moment in time.

What this means for you

Your buyers are asking these engines before they call you. Find out what the engines say about your real estate agency now. Run your core questions, buy, sell, rent, off-plan, and by area, and check whether you are named, which sources are cited, and who your AI-visible competitors are. Then fix the sources the engines actually read: your Google Business Profile, your review flow, your presence in the listicles and portals they cite, and the structured data on your site.

Frequently Asked Questions

Does ChatGPT or Google actually name real estate agencies when someone asks for a recommendation?

Yes. In our checks on 27 August 2026, Google AI Mode, ChatGPT, and Gemini each returned a shortlist of named Dubai real estate agencies for every question we tried, with Google star ratings and specialities. None of the engines refused or stayed generic. The names differed from engine to engine, but every answer was a specific list a buyer could act on.

Why does my real estate agency appear for one search and not another?

Because the engines build the list from the exact question. Asking for the best real estate agency to buy an apartment, to buy off-plan, or to rent after relocating produced three different rosters on the same engine on the same day. Each phrasing pulls from different sources: business profiles, ranked articles, portal data, and developer award pages. If your real estate agency is strong in one source and absent from the others, you show up for some questions only.

Do I need a bigger website to get recommended by AI?

No. In our checks the engines almost never quoted a real estate agency’s own website. They leaned on Google Business Profile data, third-party best-of articles, property portals like Bayut and Property Finder, and developer award announcements. A complete Google Business Profile with recent reviews and a real office address did more visible work than site copy.

How do I find out what AI says about my real estate agency right now?

Run the questions your buyers would ask into Google AI Mode, ChatGPT, and Gemini, and note whether your name appears, what sources are cited, and which competitors are listed. A LakshMark AI Visibility Check does this across the engines for your key services and shows you which sources to fix first.
